Sixteen people. One house.
Everybody actually together for once.
Most places that sleep sixteen are really three places pretending. Somebody ends up in a basement. Somebody ends up at a hotel down the road. Somebody spends the whole weekend driving between them.
Not here. One roof, one kitchen, one yard, one fire. When you walk in, everybody is already in the same room.
That is the entire point of this house.
The bones
Two masters. Two sets of stairs.
This house was not built from a catalog. It has two primary suites, and each one has its own staircase — on opposite sides of the house.
Which sounds like a quirk until you travel with people.
Two familiesBoth sets of parents get a real suite. Nobody drew the short straw, and nobody is negotiating a bathroom at seven in the morning.
Three generationsGrandparents on one side, parents on the other, the kids loose in the middle where they belong.
A crew on a jobWhoever's running the job gets his own suite and his own stairs. Everybody else spreads out. Nobody is stacked on top of anybody after a twelve-hour day.
Five bedrooms. Four full baths. Nobody waiting in the hall.
Said plain
This is a big honest house.
It is not a boutique hotel.
It is lived-in. It has been loved on by a lot of families, and it shows in the way a real house shows. The floors have stories. The furniture has been sat on.
What it is: solid, spacious, spotless when you walk in, and built to hold a crowd. New HVAC. Tankless water heater. Fast internet — the actual kind, not the kind that buffers when six people log on. A yard that's fenced, so the dog can run and nobody has to hold a leash all weekend.
What it isn't: a design magazine. If you're after marble and a concierge, there are places for that, and I'd rather tell you now than have you find out Friday night.
I would rather you arrive knowing exactly what you're walking into.

What this place costs to keep
Somebody drives out here and cleans it top to bottom between every single stay. The lawn gets cut. The HVAC gets serviced. The septic gets pumped. The little things get fixed before you ever notice they were broken.
None of that is glamorous and none of it makes a photo. It's just what it takes to hand somebody a house that's ready.
So here's the only thing I ask.
Use it. Really use it. Cook the big dinner, take the slow morning, let the kids wear themselves out in the yard. Nothing here is too precious for your people — this house was built for a full one.
Just leave it the way you'd want to walk into it. That's the whole deal, and the people who get it are the reason this place is still standing.
